Residential Project Manager/Superintendent

Reports to: Executive Vice President

Salary Range: $66,919.00 - $100,378.00
Summary/Objective
We are seeking an experienced and detail-oriented Residential Project Manager/Superintendent to oversee all phases of residential construction projects, from planning to completion. The ideal candidate will ensure projects are completed on time, within budget, and to the highest quality standards while maintaining client satisfaction and coordinating with subcontractors, vendors, and internal teams.

- Develop and manage project schedules, budgets, and resources to ensure timely and cost-effective completion.
- Oversee daily construction activities, ensuring compliance with plans, specifications, and safety regulations.
- Manage and coordinate subcontractors, suppliers, and laborers, fostering effective communication and collaboration.
- Conduct regular inspections to ensure work meets quality standards, building codes, and client expectations.
- Monitor project costs, approve expenditures, and manage change orders to maintain budget adherence.
- Serve as the primary point of contact for clients, providing regular updates and addressing concerns promptly.
- Enforce safety protocols and ensure all workers adhere to OSHA standards and company safety policies.
- Maintain accurate project documentation, including progress reports, permits, and contracts.
- Identify and resolve project issues, such as delays or material shortages, in a timely manner.

1. Project Management: Ability to plan, organize, and oversee all aspects of residential construction projects, ensuring timely and budget-compliant completion.
2. Leadership: Strong ability to lead, motivate, and manage diverse teams, including subcontractors, laborers, and vendors.
3. Communication: Excellent verbal and written communication skills for coordinating with clients, team members, and stakeholders.
4. Technical Knowledge: In-depth understanding of construction processes, materials, building codes, and safety regulations.
5. Problem-Solving: Ability to identify issues (e.g., delays, material shortages) and implement effective solutions quickly.
6. Time Management: Proficiency in creating and adhering to project schedules to meet deadlines.
7. Budget Management: Competence in monitoring costs, managing expenditures, and handling change orders to stay within budget.
8. Quality Control: Keen attention to detail to ensure work meets quality standards, specifications, and client expectations.
9. Safety Awareness: Knowledge of OSHA standards and ability to enforce safety protocols on-site.
10. Technical Proficiency: Familiarity with project management software (e.g., Procore) and ability to interpret architectural plans.
Required Education and Experience
1. High School Diploma or equivalent
2. 3 years of experience as a superintendent
3. Experience with Residential Construction
Preferred Education and Experience
1. Certifications dealing with Safety
2. 5+ years of experience as a superintendent
3. Experience with Project Management
